The St Lucia-Homes.com Real-Estate concept is designed to link together complimentary business of the real estate industry all under one umbrella roof- namely under the umbrella of The Property Cafe. Our aim is to provide all of the services that our real estate clients require in one location. A requirement of this concept is that the businesses represented at each Property Cafe location are independent agents and not direct affiliates of St Lucia-Homes.com Real-Estate.
In the case of our Property Cafe office in Rodney our office is comprised of our team of St Lucia-Homes.com property specialists, the Developer of The Reserve and The Seaside, Desmond Auguste, an independent Quantity Surveyor, as well EC-Global-Insurance Company and Glitzenhirn Augustin & Co Legal services.
We provide at least two recommendations for each service our clients may require ranging from interior design, architects, to construction management.
PURCHASE & SALE CONSULTANCY
We have a detailed knowledge of St Lucia and the economic trends. We can advise and assist in you in finding a property to suit your requirements; there is no charge for this service. If you are purchasing for investment purposes we can offer accurate advice on zoning rights and restrictions to save you wasting time and money due to choosing the wrong location.

St Lucia-Homes.com is well placed to oversee and assist you in look after your property in St Lucia. Depending on your requirements, we can look after and keep your property maintained to a high standard.
Depending on our agreement, we will arrange for payment of your utility bills while your property is un-occupied or to ascertain that when in occupation all bills are paid on time and the property is well maintained by the tenants.
We will also make arrangements to pay additional bills on your behalf i.e. maids, gardeners, Insurance etc. when the need arises.
Our staff will visit your property to carry out an inspection, refresh or clean as per our agreement and provide you with a monthly statement of account showing all outgoings and work carried out.
We feel it is very important to keep the property maintained to a high standard to look after your investment and would like to assist you in achieving this.
Marketing your property for rental, whether short term or long term rental, will be carried out throughout our network of websites, direct marketing and various travel agents and tour operators throughout the region, UK, Canada and USA.
In order to rent your property and provide the best service, St Lucia-Homes.com also provides a concierge service to the guests. If required we arrange transfers, rental vehicles and offer a complete holiday experience if so desired.
A GUIDE FOR MOVING TO ST.LUCIA
Moving overseas can be very stressful as it involves several steps that need to be carefully managed and supervised. In most cases moving your household to St Lucia will encompass approximately 4 steps: moving the goods to a port, shipping of goods to St Lucia, clearing the goods with customs upon arrival, and the final move of goods to the residence where you will be living.
There are rules and regulations about the documents that will be required for moving household goods to St Lucia that you need to be aware of. Our St Lucia-Homes.com property specialists will be more than happy to assist you on this venture.

Our St Lucia-Homes.com property specialists @ The Property Cafe Co. Ltd. offer to manage your overseas relocation commencing with the move from the doorstep of origination to the doorstep of your final destination.
Among other things the St Lucia-Homes.com team will:
- Provide guidance on customs requirements with regard to the importation of goods to the island of St Lucia.
- Provide quotations and guidance on shipping alternatives.
- .Manage the move from origination to destination which includes the delivery of the goods to the destination however does not encompass setting up the goods at final destination. Should you require the service of unpacking the goods at the final destination St.Lucia-Homes can recommend Interior Design Companies that provide that service and monitor the service if required?

NATIONALS
There are certain very attractive tax incentives available to a selection of 'returning residents' of St Lucia including the right to ship a container of 'personal goods' without paying duty on them and importing or purchasing a vehicle duty free.
To qualify for 'returning resident' status you must be a citizen of St Lucia, either by birth or parentage who is returning to St Lucia after a minimum of 10 years off the island or be married to the aforementioned citizen.
